Don Cesar St Pete BeachYes, folks, it is winter and I know many of you just came inside after shoveling snow from your driveway.  The only snow we see here in Florida is usually in a shape of a snow cone, or even better – shaved ice.  By the way, check out SnoBalls in Treasure Island, you’ll love it!

Pass-A-Grille is a unique waterfront area in St Pete Beach.  It’s the southernmost point of the Pinellas county beaches.  There’s lots of history here.  Many 100 year old homes, fun shops, restaurants and art galleries make this cozy area a vacation destination for those who want to experience this unique lifestyle.  The beach is fantastic too, in most of Pass-A-Grille there are no home directly on the beach, so you can park and walk right onto the sand.

If you find yourself on St. Pete Beach, you can’t miss the lovely Don CeSar Hotel.   This hotel, in all it’s pink glory, presents a striking contrast against Florida’s clear blue skies.   Listed on the National Register of Historic Places, The Don CeSar (currently owned and operated by Lowes Hotels), is the culmination of Thomas Rowe’s vision of a castle-like hotel that paralleled the Royal Hawaiian Hotel on Waikiki Beach, Hawaii (Bude Nyholm, 2007).   In the mid 1920‘s, Rowe hired Indianapolis contractor Henry Dupont to design the hotel.  The Mediterranean/Moorish design they chose was inspired by hotels in Boca Raton, Coral Gables and Palm Beach.   Originally intended to be a six-story, 110 room hotel built on a $450,000 budget, the project evolved into a 220 room $1.25 million hotel – 300% over budget.  (Wikipedia)!

According to Bude Nyholm, “The grand resort was a hot spot for high society of the famous Great Gatsby era. Famous guests included FDR, F. Scott Fitzgerald, Clarence Darrow, Lou Gehrig and Al Capone.”   After the high life of the Jazz Age ended, the Don survived the Great Depression years thanks to a contract with the New York Yankees owner, Jacob Ruppert, who agreed to house his team at the hotel throughout spring training .

Rowe, who treated his hotel like his home, died suddenly in 1940 without signing his will (in which he’d intended to leave the hotel to his employees).     His estranged wife, who apparently was indifferent to the Don’s fate, inherited the hotel after his death.   Eventually the widow lost the hotel due to back taxes (Bude Nyholm).    At this point the “pink lady” entered a rather grim period.

During WWII, the Army became the owner of the hotel and used it as a convalescent center.   Apparently the hotel survived this phase fairly well until 1945 when it became a Veterans Administration Regional Office.   These folks were focused on the practical use of the hotel and turned a blind eye to its architectural features.    The rooms were stripped and, worst of all, the lovely fish pool fountain was demolished in the lobby in order to facilitate pedestrian traffic.   When the hotel was undergoing restoration in the 1970’s, a decades-old letter was found under the flooring where the fountain had been.  It read as follows:

At this spot in the center of the spacious Don CeSar stood a fish pond covered with imported tile.  The manager, Mr. J,H.F. Dikensheets, decided that the fish pool was unsightly and in the way of pedestrian traffic, so it must be     destroyed. During the Heyday of this hotel, this fish pool was a spot of beauty sitting in the center of this spacious lobby.  It is with much regret that Mr. S.F. Kuban, head carpenter, upon instructions of Mr. W.D. Goodale, superintendent of the building, demolished this pool.  If this letter should be found, it is hoped it   can be published in a newspaper.

The letter was published in the St. Petersburg Times (Bude Nyholm).

Today the Don CeSar is once again the shining pink lady she had been in her Jazz Age heyday.    After a brief period of abandonment in the late 1960’s the hotel had become an eyesore and was in danger of demolition.  Thanks to the outrage and efforts of local citizens the demolition effort was squashed.  The grateful pink lady was purchased and remodeled by a Holiday Inn franchise owner and opened her doors again in 1973 (Wikipedia).

We all know what interior design was like in the 1970’s so who knows what those interiors looked like at the time.  Fortunately, the Don CeSar has been remodeled extensively since then and today she is looking fabulous and very much in sync with her era.    The current owner/operator, Loews Hotels, is a luxury brand.    Click here to read how their website describes an experience at the Don CeSar.

My personal experience with the Don Cesar has been great.   A few years ago, my husband threw a surprise birthday party for me at the hotel.  What I thought would be a quiet weekend stay turned into a wonderful party with family and friends, catered very professionally by the hotel staff.   I also experienced Spa Oceana and dinner at the Maritana Grille.   I can say only good things about the food and service at this hotel.   And I look forward to going back.

So grab yourself a copy of the Great Gatsby, a martini, and a comfy spot by the pool when you find yourself at Florida’s famous pink lady.

St Pete Beach, FL is probably one of the most desirable destinations among tourists visiting Pinellas County.  With about 10,000 permanent residents and thousands more vacationers it is the largest community on barrier islands of our peninsula.

When looking for a home in St Pete Beach you need to know that there are many different neighborhoods on this island that will fit various lifestyles.  There are older frame houses, mid-century modern homes, Florida ranch, contemporary and even Mediterranean revival style villas.

In Pass-A-Grille, the most southern community of our beaches, you will find many historical homes along intercostal waterways, as well as some newer construction beach front properties.  There are several man-made islands like Vina Del Mar, Belle Vista, Lido and Boca Ciega Isle featuring homes on the water with a boat dock, but also more affordable non-waterfront homes.  All of them are within walking distance to the white sands of the Gulf of Mexico.

Condos are always popular with both U.S. and foreign buyers.  These days waterfront condos sell anywhere from around $200k to $2mil.  Always remember to check how much home owner association (HOA) fees are, what type of amenities are offered and if you’re allowed to bring your beloved pet.


St Pete Beach is a very family friendly town.  There are lots of restaurants from gourmet to fast-food, plenty of beach activities: parasailing, tubing, jetskiing, beach volley ball and of course…gulp…shuffle board!  It is also a fisherman’s paradise, and almost everyone who owns a waterfront home in St Pete Beach enjoys a fresh catch once in a while.

Waterfront homes in St Pete Beach these days sell for around $250-350/sq.ft. I’ve seen homes on the water sell in mid $300k.  They often need some work at that price, but several years back you couldn’t dream of owning a house on intercostals waters for under $600k.  Yet for owners it is good to know that St Pete Beach homes continue to hold their value better than some other water front communities in Pinellas county.

Near St Petersburg FL housesSaturday was a stormy day in Pinellas.  I wanted to film Madeira Beach on a sunny day and possibly write a few condominiums reviews, but due to weather we ended up filming some waterfront homes, mostly from our car.  See sold prices review below.  In the video you will also see a popular local spot called John’s Pass.  Tourists love it because here you can find multiple dining places, gift shops, beach attire stores and jetski/boat rentals.  If you are on vacation or even live locally and love to fish, there are several fishing charter services available at the dock.  You can choose to go on a larger boat for a half of whole day of fishing.  A couple years back I caught quite a bit of gray snapper on a half day trip.  One thing I definitely enjoyed is that your fish can be filleted and cooked to order at a dockside restaurant as soon as you get of the boat.  Now, that’s service!

 

Madeira Beach, FL is a home to around 4,300 residents.  However, thousands of tourists come here on vacation yearly.  It’s a paradise for fishermen because of proximity to John’s Pass and direct access to the Gulf of Mexico.  At the same time you can find some of the most affordable waterfront housing in Madeira Beach.  When in places like neighboring Treasure Island, St. Pete Beach and even Redingtons many old homes have been replaced by newer construction, you can still find older 60s, 50s and even 40s and 30s homes that are still standing in Madeira Beach.  Often they can be bought for a bargain price (for a beach location that is).

A quick MLS price review and sales history gave me these numbers:

Single family homes. 

Waterfronts in the past 6 months sold within price range of $158-340/sq.ft, with average of $231/sq.ft with 17 homes sold in that category, and in the past 12 months – 31 homes.

Non-waterfront homes in the same time period sold in range of $88-241/sq.ft, with average of $146/sq/ft. In the past 6 months only 5 homes sold in that category. In the past 12 months – 18 homes.

Condominiums, townhomes, condo-hotels.

It’s harder to identify the price correctly when selling such properties as there are many variations of layouts, water views, floor levels, amenities and so on.  But sold numbers speak for themselves.  101 – is a total number of units sold in the past 12 months. Here are the categories:

Waterfronts sold in range of $108-400/sq.ft, with average of $253/sq.ft. That is in the last 12 months, and 84 units were sold in that timeframe. 17 of them were condos at Bellearte on the Gulf. In the past 6 months 45 units were sold in that category with range of $108-383/sq.ft and average sold price of $258/sq.ft.

Non-waterfronts sold in range of $85-225/sq.ft averaging at $139/sq.ft with 10 units sold in the last 6 months. Within last 12 months 17 units were sold and the sold price range was $85-251/sq.ft with average at $144/sq.ft.
In the last 6 months Madeira Beach properties sold as high as $1,350,000 and as low as $41,000. But majority of homes sold in $200’s, $300’s and $400’s.

Pinellas County and waterfront homes go together hand in glove.  Every year thousands of people are realizing their dream of living on the Florida coast.  From Tarpon Springs in northern Pinellas County all the way south to St Pete Beach, there is a myriad of waterfront options, with many homes on the Gulf, Bay, or even lakes. 

Of course, the closer to water the more dollars per sq.ft you are looking to spend.  You can expect to pay between $260 and $350 per sq.ft for a home with a boat dock anywhere on Intracoastal Waterway.  Beachfront homes or condos won’t offer a private dock in the back yard but the sound of waves and view of the Gulf more than compensates. For a beach front home, you can easily expect to pay $300-500 per sq.ft.

When searching for a waterfront home, there are two main things you have to decide: your desired lifestyle and your budget

Living in a condo can be fun, especially for you social folks since you can create new friendships with your neighbors at the pool, clubhouse, and other community facilities.  With the usual association fees, landscaping and all amenities are generally well-maintained.  Limited privacy, however, can make living in a house or a townhome more appealing for some.  After all, it’s hard to beat your own private fishing dock or your own slice of the beach with a front row sunset view!

For fresh water fishing and water sports, there is Lake Seminole and Lake Tarpon featuring public and private boat launches and great waterfront communities.  On the east side of our peninsula, St. Petersburg, Clearwater, Safety Harbor and Oldsmar offer access to Tampa Bay waters.  These communities often feature many historic homes and neighborhoods.

Opportunities for being on the water are ample and with some market knowledge and time on your hands you can find your perfect waterfront home in St. Petersburg and beyond.
