		<description>I agree with you. The agent is what matters to the client the most.  But just like you I see it&#039;s important to have the broker&#039;s support. For strong individual agents I guess it&#039;s true, they can run their business out of their car if they want to. For teams (3-10 and sometimes 15-20 people) I think having an office is important plus being among other strong agents where a lot of business happens to pass hands. Being in a major brand only makes sense for me if the brand gives me enough freedom of operation and doesn&#039;t rob me of commissions. The agent is most important to the consumer, but to the agent &quot;the culture&quot; of the company is very important. I think agents often leave brokerages not only because of bad comission splits, but also because of lack of support, lack of healthy atmosphere, no vision, no technology support and abundunt strict rules.  No matter what brand, if the broker really cares about his/her agents and them being equipped for great service - they will stick around for a while. But even then agents sometimes move because of location and certain systems that work better for them elsewhere.</description>

		<description>Ilya, I believe the model has shifted from brokerage-centric to agent-centric. The big box brokerages have lost their power and klout when expensive marketing dollars were needed to &quot;brand&quot; an agent with tv commercials and other flashy ad campaigns. Now with blogs, social media platforms, smart phones, etc the AGENT has total control and does not need the brick and mortar old-school mentality of the big boys. 

If you take a sample of ten recent homebuyers and asked them the name of the brokerage their selling agent worked for I bet 6 out of 10 wouldn&#039;t have a clue. If you asked the same homebuyers what the difference is between the top 4 or 5 real estate brands out there, they don&#039;t have a clue and frankly don&#039;t care. All the consumer (rightfully) cares about is the agent who works tirelessly on their behalf. YOU build your own brand.

Today&#039;s brokerages need to understand this SHIFT and play more of a &quot;SUPPORTING&quot; role in helping the agent, the true &quot;STAR&quot;, take it up a notch and help push them beyond their perceived limits (n pursuit of that &quot;Oscar&quot; to stick with this cheesy movie theme lol). I see many brokerages that stand in the way of the AGENT rather than help them build their own individual brands. 

I think the brokerage&#039;s role now is to help the agent stand out from the crowd, stay ahead of the pack and push beyond what they ever thought they could achieve. This isn&#039;t achieved by dangling shiny objects in front of them. If they aren&#039;t supporting the agent, they will very quickly become irrelevant, because without the STAR...there is no movie!</description>

		<description>I agree SIPS are pretty cool! Very strong, quick to assemble and energy efficient.... However, the cost is up there. If you plan on building your own house, SIPS are the way to go. If you plan on having a General Contractor build, it&#039;ll cost you more ... 3800sqft house with roof will run you about $50k ... Just food for thought!</description>
